We’re Under Contract!

Our Atlanta home officially went on the Multiple Listing Service on the evening of April 13, 2023. https://www.redfin.com/GA/Atlanta/31-Mayson-Ave-NE-30317/home/23897847 We were cautiously optimistic about our prospects as the marketing prepared by our outstanding agent, Chrissie Kallio. https://www.sothebysrealty.com/atlantafinehomessir/eng/associate/753-a-df20100813211014861/chrissie-kallio We were astonished that the traffic on the real estate sites such as Zillo, Redfin, and Realtor.com showed high interest and there were multiple showings on the first date. We were at breakfast early Saturday morning when we received a text from our agent indicating that she expected to receive several offers by day’s end! When I got up that morning, I had a feeling that we’d be looking at a multiple offer quick sale scenario and my gut turned out to be right! We were informed later in the day that we had an offer for $950K (with an esclatation clause up to one million) and one for $910K. Needless to say, we were estactic! With an open house scheduled for Sunday, and mutliple showings on Saturday, we were optimistic that we would receive offers well above those that we had in hand. What we didn’t anticipate was the $950 offeror reaching out to ask what number it would take to lock down a deal! After consulting with our agent, and taking to my Brother, who is a mortgage broker in San Antonio, Texas, we indicated we would accept an offer of 1 million with, $20K in earnest funds, $10K in option funds, and a five day due dilligence period. The offeror also included a clause that he would close the gap should the house not appraise for the amount of the offer! The option funds was suggested by our agent as a precautionary measure to ensure that the buyer was serious and that entertaining this offer so early in what was clearly going to be a high interest property wouldn’t derail our efforts. Should the offeror pull out they forfeit the option funds. We executed the the agreement on Saturday night and were officially under contract within 48 hours of listing! We agreed with our agent that the open house should proceed and that we should encourage back up offers. Never in our wildest dreams did we anticipate getting such an offer so early in the game! As we had just closed on the lot in Savannah, it became clear that we could move forward with planning for the eventual construction of our forever home in Savannah! Open house proceeded yesterday and by the end of the day we appear to have two solid back-up offers. We are confident that there isn’t anything major with the house that might jeapordize the deal or cause a significant reduction in the offer. We anticipate a close in 30 days and an immediate embarkment on the first phase of construction in Savannah, site survey, and lot clearing.
